I like you am only surmising what the situation may be Part of it will depend on what the land is classed as in the Council's planning UDP If it's sport/rec it becomes a bit harder but not insurmountable. The reason it will be classed as such is probably the existence of the club That gone and you have a stronger case to redevelop for retail.
