Self build is the way. We once brought a new house from a developer and it was a pile of shit so sold it at a loss. All our other houses have been renovations and conversions.

At least if you do it yourself and its shit you only have yourself to blame. Find a field/plot or something knackered out at auction and get stuck in.

Anything decent is either overpriced, snapped up very quickly or both. 

I've settled for something a bit smaller than I wanted and needs a full refurbishment, although it'll be a decent sized semi once I've stuck an extension on it. 

My main worry is how much the renovations are gonna cost me - May have to space some of them out over the next couple of years.

This is 💯 nailed on for Horwich. 

Anything on longer than a week is where someone has GOT DEAD and needs complete modernisation.

Only really helpful if you sell  and go somewhere  abroad that doesnt have crazy property prices

Talking with a client today, told me he wants to build a modern steel and glass box in the corner of a wood he owns, budgeting £1 million and asked me if I would personally supervise it for him... wealthy bastard... of course I said yes

Houses are "sold " but a lot aren't completing.  Know if 2 that we made offers on that are still on the market 8 months later...

Guy we bought from had 6 viewings in 3 days but they were all time wasters or dreamers,  a lot are getting mortgages refused as they've been furlough etc. 

Our house in farnworth sold 6 times! Fell through each time as they either couldn't raise the money or didn't fully understand English properly laws

A house has gone up for sale on your folks street if they get the asking price that’s a big jump👍

We fairly recently moved (November) our old house sold within 24 hours of being listed, which meant we then offered on this one, which had only been on the market for a few days. Property prices round here are going through the roof again at the minute as more and more people are moving out from London as they want/need a garden and the extra room(s) required for home offices

I'd hate to be a first time buyer, round here, it's not even that expensive compared to just 25 miles further south but even a small 2 bed terrace house in the village is now knocking on for £300K now. The young couple who bought our old house had to get a 35 year mortgage!!!
