    It's supply and demand. We've had net migration of about 250,000 people per annum for the last decade. 

    You can make the argument that the government's new build policy has been shockingly bad. But given the reality of the situation. How can increasing your population by circa 2.5 million not have an affect on house prices? 

    It wouldn't matter if the 2.5 million people were migrants - or if we were just having more children. That jump in population will have a knock on effect in housing costs - particularly if you don't keep up with the rising demand with new builds. 

    Net migration isn't the only factor in house price rises, but I'm sure it's a contributory one.

    It is legal migration that is the issue but folk on boats gets all the attention.

    There has been a large uptick of late due to Hong Kong and Ukraine adding to the numbers of course it doesn't explain the huge increase.

    It's like I was in Lewisham the other day, there is a small plaque I was interested in seeing (after we went to a posh food market obviously) where the first V12 bomb landed in Britain. Killed just people going to Woolworths - it made no difference to the war and innocent people died.

    Echos something of the Gaza conflict. 

    And the Russian Ukrainian war now, innocent folk being killed a hundred miles from the front line.

    Obviously the circumstances are different but innocent lives being slaughtered all the same in both conflicts.

  6. St George is truly an international saint and England is not the only country or region to claim him as its patron.

    England shares St George with Venice, Genoa, Portugal, Ethiopia and Catalonia among others as their patron saint and many of these places have their own celebrations and ceremonies in his honour.

     

    WE CAN'T EVEN HAVE OUR OWN SAINT!

    I've had a Merc C for two years (previous model) and it didn't let me down. Then had a Passat for 5 years and never missed a beat. Now on a Cupra PHEV and it is great. Missus has has an Audi for 8 years and been fine, moving to a Golf next.

    You never know if you will get a "Friday afternoon" car but for me VW group cars have never lete down.

  11. I am not sure the AMG line or VRS will be particularly soft riding for your folks tbh but might be fine if you avoid the plethora of potholes these days.

    The Merc looks nicer inside and out but the Skoda seems to have a good reputation for reliability.
