We rent a house out, we left all the appliances but the house is rented as unfurnished on the understanding they replace them if they want, I make sure the gas and electrics are sorted and other general maitanence, I've had the fooker painted for them today, owt else is down to the tennant,

 

 

Or making a rod for his back. I can assure you there are good landlords who don't provide washing machines or dish washers and do this due to previous experience.
