TSO, a word of caution about house sold via auction, they can be 'sold as seen' this means you do not get chance to have a proper survey done.

 

things like elctrics needing doing or damp etc can add thousands to cost of doing it up.

 

 

you maybe better going through estate agents so oyu can have all checks down before you have to buy hte thing

I've bought a few from them but it not that easy any more. At the last auction the room was packed to the rafters. Everybody and his wife is trying this now. Some of the houses went for ridiculous prices. Lots of people getting their fingers burned thinking its easy money.

 

Farrell and Hayworth, Pugh and Co. and Allsops also do auctions for properties round here.

I'm just after something really cheap then I can gut it and re do it.

We sold my Gran's house about 4 or 5 years ago, the Social made us sell it and wanted 13K, I know I should have bought it...

 

My uncle sold it to a builder for 22K, which the Social took all of so we may have well sold for 13. The house is on the market at the mo for 105K.

 

The point of this is keep your ear to the ground, put the word out etc. and you may get one of the cheap properties on offer where the seller has no incentive whatsoever to sell high. Getting involved in an auction surely just cuts your profit margin?

exactly, you're better getting friendly with an estate agents and hopefully they'll give you a heads up before a suitable house goes on the market...

 

they like quick sales and not having to do much work is the bonus for them.
