Any advice on how much an architect would charge to Design simple small 2 bed 1 storey bungalow… and take it through planning decision.

What is the contract value? ie what is your budget for the build cost?

do it on AI

While not the same, I paid £3200 5 years ago for designs/plans/planning app for a full refurbishment, including a double-storey side extension. Hopefully, this gives you at least an indication of the costs involved.

If the site is less than 0.2ha in size, wait till after 6th August so you don't get caught up in the biodiversity net gain bollocks

If before, tell them it's self build to avoid it as well, though that option runs out on the same day

If you have a similar reference site you know of getting drawings produced will be a lot simpler. Father in law did our extension drawings from a similar one we’d seen locally and looked up on planning portal

Building control notes should be an AI job.
