Guest ian Posted September 14, 2005 Posted September 14, 2005 the government is currently running a 'challenge' to build homes for under ??60,000. that is build not the cost of the land. we can build one for under ??60000, will depend on how many bedrooms etc you want if you have some land send me a PM.

If not, I would ring up your Planning dept. for an informal chat with a Planning Officer (popping in may be your best bet) to see if you stand any chance at all of getting planning permission. You'll need a location plan and brief idea of the type of house. Pondered doing this type of thing myself - if I could get off my arse. Best of luck if you do go ahead. Oh and Smiffs may offer the best advice?

Ian, I didn't know you worked for a builder. I thought you were a finance bod. i use to be in finance when i was well paid. has the land got planning permisson ? but a 3 bed room house you will do well to get built for less than ??60k, unless you build a shit house. although if you are building for yourself not for a company you will save on VAT.

Smiffs Posted September 14, 2005 Posted September 14, 2005 traf, claiming the vat back should be a simple process but dont be taking in B&Q receipts to the taxman for the next 5 years hoping it will work becasue a) you need to formally tell them what you're doing first and everyone who works for Gordon Brown is a w??nker. typical build costs to the industry are around ??65 ft2, a small time builder will be looking for double that which works out at about ??1300m2.

[-( you may get lucky but thats not far off the going rate. annoying when the big boys build them for half that price. if you could manage it yourself, buy the materials, programme it, arrange for the inspections, architect, structural engineer etc etc etc then you should get change out of say ??80/ft2 but don't underestimate how hard it will be. give me ??10k and i will manage it for you. easy
