January 17, 200818 yr Ok, in process of buying a new-build. Aint got a clue about the first. Any advice appreciated.
January 17, 200818 yr Author I did the same, 75% hope it's not built by countryside/countrywide they are c?nts as I've found out 50% is ok for a start. When The Mrs is back to work after the baby is born, we will be in a better position to buy more of the house. Its a great way for your people to get on the property ladder....as they say.
January 17, 200818 yr We are doing some very nice ones at Greenroyd Avenue Top Oth Brow... although the groundworker was a bit dodgy...eh smiffs Aye, he's a shithouse. :p Have those cardboard block pavers (they're made out of concrete guv, honest) we put in turned to mush yet? Was up there yesterday morning, saw 3 different white trash slags, combined age of about 42, with 5 different kids, and 3 different colours. Houses look good now though, apart from the one with the three dozen holes in the roof tiles. Playfull young scamps.

Sounds like a nice area where property prices will be bucking the national trend and going through the roof.

January 17, 200818 yr Author how does this 50% owenrship thing work? say on a ?150K house? Buy half, rent the other half.....!
January 18, 200818 yr Author The rent proportion - how much does it differ from the bought proportion? Rent is ?170 ! Other is whatever mortgage is. To Private rent a house the same size, im looking at more than ?550 pcm.
January 18, 200818 yr Your not buying one of those houses on the site of Goodison Park are you? Edited January 18, 200818 yr by Horwich
January 18, 200818 yr Author Your not buying one of those houses on the site of Goodinson Park are you? No, im not sure were that is ???
January 18, 200818 yr So I'm subsidising your rent? you pay the rent yourself for me couldn't get mortgage for 100% value of my flat managed to just scrape it for 75% but can still afford to pay rent on the 25% I don't own - you pay it to the housing association who bought the house off the developer when the mortgage is up after 2 years, will look at buying the other 25% as now I have had a mortgage for 2 years am more likely to be lent the full amount it was either that or move to Wythenshawe, f?ck that

Hence it subsidised? Think I paid about ?100 per month when I rented 50% of my flat which is nowhere near.
January 18, 200818 yr But the rent isn't "market rate" though? Hence it subsidised? Think I paid about ?100 per month when I rented 50% of my flat which is nowhere near. it's probably about right on my place knowing what people pay for similar places in the area, seemed to be the going rate on all the ones in manc anyway
January 18, 200818 yr Author But the rent isn't "market rate" though? Hence it subsidised? Think I paid about ?100 per month when I rented 50% of my flat which is nowhere near. Its cheap because the Housing Company that paid for it, probably got it dirt cheap, and got about 20k back on it when from builders. Rent aint made up by Tax payers!!!
January 18, 200818 yr The rent is not subsidise as such. Housing Association rents are set by central government. The point of these schemes is to get people on the housign ladder not to make a massive profit for a landlord so the rents will be a lot less than through a private landlord. (You also get an Assured tenancy which is not important for shared ownership but can be for leng term rents) Any private developper normally has to build an agrred number of properties that are 'affordable' sometimes for rent sometimes for sale, it is not virtually a compulsory condition on any development. Buying this way is the only way onto the housing ladder, if you think with a house worth 150000 you need say 10% deposit 15000, plus say ?5k for cost of moving fees etc etc, so ?20k saved, money that people just starting out simply do not have.
January 18, 200818 yr Its cheap because the Housing Company that paid for it, probably got it dirt cheap, and got about 20k back on it when from builders. aye, I know that they bought mine for 35k less than I did, but they bought something like 20 at once off the developer
January 18, 200818 yr Who funds housing associations? A. the taxpayer B. the tooth fairy to help some of the hard of thinking, one of them doesn't exist in the real world
January 18, 200818 yr Shared ownerships sound too iffy for me...I'd sooner rent than go near one. Plus everytime I turn the b?stard news on it says mortgage rates are going up & up.....f?ck that
January 18, 200818 yr Shared ownerships sound too iffy for me...I'd sooner rent than go near one. Plus everytime I turn the b?stard news on it says mortgage rates are going up & up.....f?ck that which is why I did it to get on when I did, otherwise, I keep on saving towards deposit whilst at the same time prices and interest rates rise nothing iffy about it at all buy as much of it as you can and you're off better to pay 25% rent than 100%
