House Surveying

I think the drains at the back of my house have collapsed and it may subsiding.

 

Anyone know someone who could come and look at it and possibly underpin it for a good price?

 

Im in Leyland.

 

Don't want to pay out for a surveyor and then again for the work, rather get someone to look at it, give us a quote and then give them the job.

Make sure you have your house insured as you and anyone who ever lives there from now on will probably have to stay with the same insurance company.

Depending on the type of house you live in the drain may be the responsibility of the water authority.

 

Since Oct 2011 the ownership of drains on private land changed.

Note. If you are building an extension/conservatory, even without planning (under permitted development) you need to check the drains.

Building control will work with United Utilities to determine if its ok or if you need a "build over" agreement.

It'll be £25k, £3 for cash. Just so happens I have some concrete left over and can start straight away.

 

Does your driveway and roof need doing to? I can drive you to the cash machine no problem :)

I'll have a look at that United Utilities link and see if it helps us.

 

The house is insured so we might be alright.

 

And Smiffs, £3.00 cash sounds a bargain :D

Knowing where you live I have serious doubts whether you need underpinning.

We had some serious issues with ours a few years ago due to age.

The drains keep getting blocked, and there are a few cracks in the brick at the back of the house.

 

I think it's an old extension at the back that the problem is with.

 

It's just something that has been mentioned by people who have done work for us, I'd know nothing about it to be honest.

Do you know if there was ever a shithouse out back? This happened to a house I ived in. They got rid of the loo but the pipes to it weren't pulled out. They collapsed so blocked the way through to the main pipes.

It did, and the pipes are still there.

Could be that then. I'll ask if the buildings insurance paid out for that, I can't remember & let you know.

Stick your mobile on video record, sellotape it to several wire coathangers unravelled (and sellotaped together) then stick it down your bog - the retrieved recording will soon reveal the source of the problem.

 

If your mobile doesn't have a light, sellotape a torch to your new 'drain viewer'. Obviously it may be wet down there, so enclose the whole shebang in a johnny.
