Letting Agents

Never rented so asking advice for my lad from renters and rentees on here.

 

He's currently looking to rent a house, found one and applied with application fees of £200, advised they hadn't been accepted but application fee non refundable.

 

His girlfriend has had to deal with them as he works away and when I've checked the paperwork it does state the fees are non refundable which she had missed.

 

Is this normal? They seem to have been pissed around by these agents for the last 10 days.

 

Apparently there were around 15 people looking at the house, seems like a great money maker if they've all paid £200 non refundable fees.

I've rented a bit in my time but never come across that before- maybe a deposit but not an application fee!?

 

Sounds harsh and a bit dodgy to me but maybe there is a loophole here they are using or a change in applications for renting?

 

fwiw I have little time for landlords/agents as I've had some bad uns that have took the piss - That said, not all have been like that.

Not renting, but similar. Couple i know got turned down for a mortgage. Paid £350 quid for a valuation fee, non refundable. They were turned down for this mortgage before the valuation had taken place and they would not return it.

 

They had read it was non refundable, but what can you do? Decide not to go through with the application in case you dont get your money back? Cunts trick.

As a side note, my landlady has a house to rent out, best land lady ever - fact.

The fees they charge are a disgrace. I know a lad and him and his mate wanted to rent a property. Paid the fees then the landlord said they didn't want two blokes living in the property. Fee was non refundable

I will help if i can though on the face of if the t&cs do say that it is non refundable i am not sure what more you can do other than ask for a common sense solution.

Letting agents are just rip off merchants though when we have been approached by them to manage our portfolio we have been able to change the terms that they let by. I am sure some landlords would not be happy that the agent was charging these non-refundable deposits

It's normal. It's fucking shite. Got rumbled with it once but kicked off like fuck, ended up with my dad being on the tenancy for one place.

Never used a letting agent, always rented privately until I bought. Heard this story many times and getting your deposit back from a letting agent is as likely as Messi turning up at the Macron in January.

Go past an estate agents in Salford regularly. Every time I do, the windows are either shattered or boarded up.

 

There's always the posting shit option.

They will argue it is for administration and credit checks.

 

That works out at about 17 quid.

Surely that fee is only payable once you've actually 'got' the place subject to the credit check, etc and taken along with your deposit and first month's rent...they can't be taking £200 off everyone that looks at the house can they?

Looked at an estate agents in H-town that's recently set up a letting agent side, they're charging £200 (non refundable) for 1 ONE person!!

 

I've a portfolio of photos of mates houses and I'm off to find 50-100 people who want to rent.

 

Don't panic, none of them will be accepted ...obviously!!

I'm definitely with the wipe/post/smear shit consensus.

Get Dom littlewood, or Nicky Campbell or them 3 off Rip off Britain on it, or better still all of them. It's fucking ridiculous.

Been dry shafted by SJM letting agents in Kirkcaldy, but not as badly as my landlady. The cunts have trousered 3 months rent from virtually every property on their books and disappeared into thin air. Theyve also failed toput any deposits into the insurance fund they legally have to since 2009 despiteit being in writing in my contract.

 

In short Ive been robbed.

 

So SJM whatare you going to do about it?
