Good news is if she hasnt moved out by you issuing a section 8 then at least it is a mandatory ground in court and the judge will have to grant you posession ( as its over 8 weeks/two months rent) bad news is even when he grants you posession you cant charge in and change the locks, chuck out her stuff etc you will ahve too go back too court for permisson to change locks etc get baliffs round. Makw sure your section 8 is water tight, did you serve it after 8 weeks rent were due(you cant serve it before)Did you protect her deposit and tell her where you put it? hasve you got an independant witness too prove you posted it/ proof of posting? as she could claim she hasnt got it? How long is it till the fixed term ends? as a section 21 is slightly easier way too evict. All these take time/money so if you can get in touch with her, and maybe strike a deal with her too move out and youll forget about the debt then it could be worth your while (obviously this wouldnt stand up in court and if youve got a proffesional tenant then probably not the best option). As for the debt a small claims court is your best option and a ccj, but as it sounds like she is skint, then you could be waiting a while. Sorry but there just isnt an easy way too do it legally, maybe youve been stung by a proffesional tenant, what i wqould say is if you go round and disturb her right too quiet enjoyment then you could get a massive fine and a custodial sentence....bollocks again i know but unfortunatley thats the law. If the tenancy is over three years you have to create a deed, a standard tenancy agreement can be used but the deed must be executed properly. I'd make sure your agent or yourself if your not using one agrees periodic checks on the property as its for such a long time, just too make sure it's not being damaged mistreated (growing drugs etc)

If you dont know what your doing go with the managment package with an agent will save you money in the long term if anything goes tits up. Make sure you take into account extra costs insurance, Gas safetey certificates, redecorating for new tenants,managment fess,empty periods etc etc Get everything in writing,contracts etc makes everything easier if anything goes to court etc Make sure you do everything by the book if the tenant wants to be awkward you need too know what youre doing or the law will be on their side e.g you have to protect their deposit within 14 days of receiving it and put it in one of the TDS schemes and notify them of where it is, unless they can go to court and you will be fined 3 times the deposit payable to them no questions asked just little things like that but if you get a good agent they should sort everything out for you. So if you do everything by the book or go with an agent you should be fine just make sure your agent vets the tenants properly and even ask too meet them before anything is signed, hopefully then youll get good tenants and everything should run smoothly.

Maybe the tone came across wrong im as happy with things at the moment as anyone but players were getting less flack than they probaly should have been getting as most was being directed at Megson, hopefully a change will get the best out of some of the underperfomers.

Good atmosphere or not, shit manager or not, Megson wasnt on the field and so for bad results some blame needs to be directed at the players, Megson was too many times a scapegoat for bad individual performances, if they dont pick up their performances whatever Coyle does we will still struggle.

Too be honest i dont think anybody was booing 24/7 or that they come too the game with the intention of booing for 90 minutes moaning at half time then slagging Megson at the end and going home happy because of it. They paid ?35 too see a form of entertainment and at tiimes second half it was pretty much an attack v defence training excercise, nothing entertaining about it it was pretty much a combination of.... Local away support (ie Blackburn last season) + Not reets who probably have stayed away for a while + a shit load of Ale + a poor performance (although not a bad point) + what on the face of it seemed like strange subs and the defensive tatics = Megson getting abused. Megson's going nowhere, neither are the fans who slag him so until something gives then unfortunatley it's going too become a regular occurance.
