Leasehold/freehold

Just a heads up for those who are unaware

 

My mums house leasehold ran down to 50years as we have found out whilst doing probate etc

 

Now when my mum bought the house she was advised to buy the freehold as future problems can arise for people inheriting later on (and she ignored ????)

 

Bottom line it’s a cool £15k to buy and it’s pretty much un mortgageable for any new buyers unless cash purchase, as we will now have to contribute or pay the full amount to sell

land registry don't always hold details of leasehold or costs, 

 

issue we are having at the moment.

My brother's area of Bradshaw was amongst some areas a few years ago when the lease holder wrote to all the householders and told them they HAD to use a certain buildings and contents insurance. They'd apparently done a deal with an insurer where they were paid for every household that signed up.
I think it was fucked off in court.

My previous house was on a 999 year lease. I was paying £3 a year. All seemed a bit pointless.

Just looked when she moved in 2009 the option was to buy for £6500 2018 £15,000!!!!

Search at Land Registry will tell you.

Not if registered before a certain date. Has been a pain in the arse.

Agreed. I had issues in the past when I bought my house. Faceless turd who didn’t want to speak to me preventing hear me out cost me a few grand. I’d happily go ppi on him

That said I bought a flat in 2006 and pay 37.50 twice a year for something like this

 

For some reason I don't recall one paymemt didn't go through a while back and by time I got on to it I had a debt collector on my case for something like £500

 

I pointed out every payment had been made on time to date and for some reason the standing order messed up but all sorted now, won't happen again

 

They made on they were being lenient by letting me off with just having to pay something like 200

 

But I didn't have a leg to stand on in court so had to pay it

Free and independent advice, they will ask you for a copy of your deeds. They used to be easier to get through to, that changed with this shocking government. A simple question to them would be to ask what do I have to pay, when and what happens if I don’t. Ground rent is only due when it’s demanded and the demand to be lawful has to be in a certain from.

If you’re a landlord in a nutshell it’s better to have freehold. This is a great site and the subscription cost can be offset against the tax. There are other websites but this is my favourite.

If your in a flat service charges are what you need to find out about. Service charges are supposed to be where everyone contributes to the upkeep, appearance and maintenance of the exterior and communal areas which all occupants benefit from.

When I lived in Manc city centre I paid 350 a year. 50 flats all paying that and getting fuck all back. Great work if you can get it

How easy is it to check stuff like this with someone you can trust? When I say someone you can trust I mean not an estate agent who I put in the same bracket as someone in the SS.

Bought mine a few years ago; well worth it. Simarc property management was the company. They tried it on and tried to get money from me upon moving in that they weren't entitled to. My solicitor sorted them and told me they had form for such practices. As soon as I could I bought the freehold from them.

Just bought my freehold today for £900, originally they asked for £1400 - so you can chip them if you're a cheeky cnut.

 

The only reason i bought it was to stop any other fcuker from buying it.

Even more of an issue in London judging from Homes Under the Hammer.
