Average 3 bed semi....new kitchen £5k, bathroom £2k, loft £1k. Twatting about with a fireplace £2k.

Half that if you do it yourself, double that if you get some chancer.

Call it 10K then, cheers. Best get saving...

I've just renovated a house, get looking on eBay for kitchen and bathrooms, you can pick up some bargains.

I got all my units, fridge, freezer and a Brittannia double oven (£2k new) for £380.

I got my toilet, sink and bath from B&Q for about £200, and then got a shower again off eBay for £150, which would be £1800 new.

Spotted full kitchens on Pre-Loved for next-to-nowt. Well worth looking about.

I've a spare UPVC back door up for sale if you need that!

I wish you'd said 12 months ago, I'd have had that :D

I'm hoping to buy another and renovate it in the next 2-3 years and I'll be beg, borrowing and stealing for a kitchen and bathroom then.

Right, more estimates required...

How much to have a backboiler removed and a combi put somewhere sensible?

How much to create an ensuite where there's a bog in the corner of a bedroom (I know)... Means the building of a wall around said bog and turning 1 large window into 2 smaller ones, one inside and one outside of said ensuite?

Is the toilet already in place mate?

Do you require a sink/vanity unit and shower plus cubicle/tray?

Is it being tiled/cladded?

Wiring...spot lights etc?

A fully fitted en suite with all of the above minimum £900-£1200 guesstimate
